EMMETT'S GRANGE - ACCESS STATEMENT
Outside Entrance
The entrance to Emmett's Grange is accessed off the South Molton
to Simonsbath road 2 miles out of Simonsbath. The entrance has 2 gates,
one over a cattle grid, this gate normally open, the other with no cattle
grid for livestock movement. There are removeable iron bars to facilitate
artic entrance.
There is a ½ mile tarmac drive to a turning circle where you
can either follow the signs to the right to ‘stables & deliveries'
or straight ahead though gate posts to the ‘main house'
There follows a 100-yard gravelled drive which opens out into a parking
area adjacent to the house. Parking for about 10 cars is possible.
A gravel path 4' wide takes you to the front door where there is an
8'' step. The front door is 2' 10'' wide.
From the wide entrance hall there is access to the Morning Room, Library
and the Dining room and an onward passage to Cloak room, stairs and
Drawing Room.
ACCESS STATEMENT - GROUND FLOOR
Morning room
Door way is 2'3'' and the room is 26' long
and 14' wide. The room is divided in two by a 6' wide arch.
Features include an oak floor, bay window, log burner and a Steinway
piano.
Library
Entered through a 2'10'' panelled door the room
is 14'6'' x 17'.
Features of the room are book shelving, open fire and a bay window.
There are double doors, 5'10'' wide, leading through
to the drawing room.
Dining Room
Entered through a 2'10''panelled door. The room
is 17' x 12'6''
Features of the room include an open fireplace
Drawing room
Entered through a 2'10'' panelled door the room
is 19' x 14' 4''
Features of the room include a large open fireplace.
There are double doors, 5'10'' wide, leading through
to the library.
ACCESS STATEMENT - UPSTAIRS
Stairs
The main staircase is quite steep. They are 3' 7'' wide. There are
12 steps, each 9'' high.
The stairs lead on to a large landing.
The Knight Room (Double)
Entered through a 2' 6'' panelled door the main bedroom is 15'
x 19' 4''
Features of the room include a fire place (disused), 2 windows looking
south (Moorland view) and east. The bed is 6' wide and 6' 7'' long and
2' high
There is a 3' wide arched door leading to the bathroom which
is 12' x 13'.
The bath is situated centrally, a power shower, WC and pedestal sink.
There are north and east facing windows.
The Fortescue Room (Double)
Entered through a 2' 6'' panelled door the main
bedroom is 16' 6'' x 17' 6''
Features of the room include a window seat under one window looking
south (Moorland view) The bed is an antique 4-poster. It is 5 ‘
wide and 6' 7'' long. The bed is 2' 4'' high.
There is a 2' 4'' wide door leading to the bathroom
which is 12' x 13'.
There is a bath, WC, power shower and pedestal sink.There is a south-facing
window.
The Josh Brown Room (Twin/double)
Entered through a 2' 5'' panelled door the main bedroom is 14' x 10'.
Features of the room include a 1 window looking South (Moorland view)
folding table and a sofa. The bed is 6' wide and 6' 6'' long as a double,
3' x 6' 6'' long as a twin. The bed is 2' high.
The private bathroom is next door. It is 9' x 8' 5''.
The ceiling slopes from 8' to 4'
There is a bath, WC and pedestal sink. No shower. There is a south-facing
window.
An adjoining door can be opened to form a suite, adding a single room
9' x 9' . The bed is of an old iron type 6' 4''
long by 3'' wide. The bed is 2' 5'' high.
There is a small window overlooking the court yard.
Derby Haddon Twin
Entered through a 2' 5'' panelled door the main
bedroom is 10' x 15'
Features of the room include a 1 window looking north (courtyard view)
The two antique beds are 3' wide and 6' 6'' long as a twin. The beds
are 2' high.
The ensuite bathroom is reached through a 2' 5'' panelled door it
is 7' x 5' 6''.
There is a bath, WC and pedestal sink. No shower.
ACCESS STATEMENT - THE LINHAY
Is accessed from the courtyard. There is level parking immediately
outside.
You might encounter our children, pet dogs and chickens.
The front door is 2' 9'' wide and opens into a small
porch 4' x 4' complete with 4 hanging pegs.
A second 2' 5'' wide door leads in to the main room which is 17' x
16'. The floor is of a marble type with 2 rugs. There is a double bed
6' 5'' long x 5' wide and 2' high. Features of the room include wardrobe,
table and 4 chairs, sofa, TV and a log burner. There are 5'-wide French
windows opening out onto rear gravelled area and tennis court. A livestock
handling area and barns are close by and very occasionally could be
noisy and present a hazard to unsupervised children and pets
3 x 3' 6'' wide steps, each 8'' high,
lead to the bathroom and kitchen. There is a hand rail.
The Bathroom is 8'' x 5' 4''. There is a bath with shower above, pedestal
sink and WC. There is a window looking out onto the courtyard.
The Kitchen is 8' 5'' x 7'. There is an electric
cooker, microwave, fridge, sink and equipped with an electric kettle,
cutlery and crockery
